Coldwell Banker Bain Property Management provides full service residential property
management, including mortgage, tax and insurance payments made from the rent received. We will deposit rental funds directly to the owner’s bank account or mail a check to the owner. The owner will receive detailed monthly statements, with copies of all paid invoices as well as a year-end statement, which helps with income tax accounting.
A property manager is assigned to each property. The property manager conducts periodic inspections of the home to check for maintenance problems which may cause property damage if not addressed, such as missing tub caulk or a roof that needs cleaning. We observe the care the tenants are taking of the property and check for unauthorized residents or pets.
We handle all emergencies for the owner. If a hot water heater starts leaking on New Year’s Eve, the tenants call us instead of the owner. If there’s a leak from the upstairs condo’s bathroom, we’ll deal with the homeowners’ association. If there’s damage from a storm, if asked, we’ll call the insurance company and work with the adjuster.
When the tenant vacates the property the property manager will conduct a move-out
inspection, determine charges for which the tenant is responsible, make arrangements to have the work done and make sure the deposit accounting is completed per the Landlord/Tenant Act. We take all phone calls from past tenants if the deposit accounting is disputed.
Coldwell Banker Bain Property Management complies with all aspects of Fair Housing laws and the Washington State Landlord/Tenant Act.
Standard Coldwell Banker Bain Property Management fees:
The leasing fee is one month’s rent for a one-year lease. There is no additional charge for
advertising. Funds are collected out of the
tenant’s rental payments; there is no charge to the owner until the property is rented.
The monthly management fee is 10% of the gross rent collected.
